To manage residential or commercial rental properties on behalf of property owners, ensuring smooth tenancy processes, property maintenance, compliance with legislation, and effective communication between landlords and tenants. Key Responsibilities: 1. Tenancy Management • Advertise and show rental properties. • Screen and select prospective tenants. • Prepare and lodge lease agreements and tenancy documentation. • Conduct entry, routine, and exit inspections. • Handle lease renewals, rent reviews, and termination processes. 2. Communication & Relationship Management • Maintain regular communication with landlords regarding their investment properties. • Act as the liaison between tenants and landlords. • Handle tenant complaints and maintenance requests promptly. 3. Financial Administration • Collect and manage rental payments and bond lodgments. • Monitor arrears and initiate necessary action. • Process invoices for property expenses and generate monthly owner statements. • Manage trust account transactions (if licensed). 4. Compliance & Legal • Ensure compliance with the Residential Tenancies and Rooming Accommodation Act 2008. • Lodge and manage claims with the Residential Tenancies Authority (RTA). • Attend tribunal hearings (QCAT) if required. • Ensure smoke alarm, pool fence, and safety regulations are met. 5. Property Maintenance • Organise and oversee repairs and maintenance. • Conduct regular inspections and report to landlords. • Source and liaise with contractors and tradespeople. 6. Reporting & Administration • Maintain accurate property management software records. • Prepare condition reports and inspection summaries. • Provide market rent appraisals and vacancy reports to landlords. Required Qualifications and Skills: • Valid QLD Real Estate Licence or Certificate of Registration. • Knowledge of relevant legislation (RTRA Act, Privacy Act, Fair Trading Act). • Strong interpersonal and negotiation skills. • High-level organisation and time management skills. • Proficiency in property management software (e.g., PropertyMe, Console Cloud). Attention to detail and a proactive mindset.
